The Ultimate Hurricane Season Checklist
June 1st marks the start of hurricane season. Is your roof ready? Here are the 5 critical steps you need to take now to protect your home.
1. Conduct a Visual Inspection from the Ground
You don't need to climb a ladder to spot major issues. Walk around your home with a pair of binoculars and look for:
- Missing or lifted shingles: These are the first to go in high winds.
- Cracked tiles: Any break in the armor can let water in.
- Rust spots on flashing: Check valleys and around chimneys.
- Granules in gutters: A sign your asphalt shingles are aging.
2. Trim Overhanging Trees
Falling branches are a leading cause of roof damage during storms. Ensure all tree limbs are trimmed back at least 6-10 feet from your roofline. This prevents them from scraping shingles during high winds or snapping off and puncturing the roof deck.
3. Clean Your Gutters and Downspouts
Heavy rains need somewhere to go. If your gutters are clogged with leaves and debris, water can back up and force its way under your shingles or fascia board, causing rot and interior leaks. Ensure downspouts extend at least 5 feet away from your foundation.
4. Check Your Attic for Daylight
On a sunny day, go into your attic and turn off the lights. If you see pinholes of light coming through the roof deck, you have a problem. Water will find those same holes. Also, look for water stains on the underside of the sheathing, which indicate past leaks.
5. Review Your Insurance Policy
Don't wait until a storm is approaching to check your coverage. Verify your deductible for hurricane damage (often a percentage of your home's value, not a flat fee). Take "before" photos of your roof now so you have documentation of its condition prior to any storm.
